A total of 1,012 tenants under Selangor’s Rumah Smart Sewa programme can begin applying for a three-month rent moratorium starting today, offering temporary financial relief to eligible renters.
Selangor Housing Exco Datuk Borhan Aman Shah said applications can be submitted through a special form available at the Selangor Housing and Property Board (LPHS) or Perumahan dan Hartanah Selangor Sdn Bhd (PHSSB) offices.
According to Borhan, applicants must provide reasons for requesting the moratorium, with each application to be reviewed and assessed individually by LPHS and PHSSB before approval is granted.
“Every applicant is required to state the reason for seeking the moratorium. LPHS and PHSSB will evaluate all applications before making a decision,” he said when met at the Selangor State Legislative Assembly today.
He explained that successful applicants will begin receiving the rent exemption from next month.
“For example, if an application is submitted in June and approved, the moratorium will take effect in July,” he said.
The rent relief programme allows eligible tenants to be exempted from rental payments for a period of three months, after which normal rental payments must resume.
Borhan added that tenants are free to repay the deferred rental amount at any time following the moratorium period.
However, if the outstanding amount remains unpaid, the state government will deduct the accumulated three months of deferred rent from the refundable rental incentive currently provided under the programme.
Under the Rumah Smart Sewa scheme, tenants are entitled to receive a refund equivalent to 30 per cent of their total rental payments upon meeting the programme’s conditions.
The moratorium initiative is aimed at easing the financial burden of tenants facing temporary economic difficulties while ensuring they can continue residing in affordable housing units provided by the state government.
Authorities have encouraged eligible tenants facing financial hardship to submit their applications as soon as possible for consideration.
